Spacious living with a balcony - apartment no. 4

Via Maistra 321, Brail

CHF 1,101,100.-

Description

Located on the upper floor of Building A, the modern 3.5-room apartment impresses with a spacious layout.
The bright living/dining area offers plenty of space for individual designs. Two bedrooms are available for versatile uses. The bathroom has a shower as well as a bathtub and there is a separate guest WC for added convenience.
A large balcony, complete with a storage room for garden furniture, extends the living space outside.
An additional utility room with connections for a washing machine and tumble dryer provides practical storage space and makes day-to-day organisation even easier.

THE PROJECT

ILS MUOTS comprises two multiplexes that offer contemporary, high-quality living close to nature. Situated near the Swiss National Park, the new development blends modern architecture and thoughtful layouts to create homes that harmoniously balance comfort, practicality and quality of life.
The apartments impress with their bright, generously proportioned spaces and a sleek, modern aesthetic. Floor-to-ceiling windows make for inviting spaces that are filled with natural light. The well-designed layouts maximise space usage and allow for flexible furnishing.
Spacious balconies extend the living space to the outside, creating private oases amid green surrounds – perfect for leaving everyday life behind and relaxing.
An attractive price–performance ratio coupled with a favourable combination of a quiet, green location and good transport connections makes for a compelling project.

ABOUT THE PROPERTY

Located above the car park, House A houses an attractive selection of well-designed apartments. Three spacious 2.5-room apartments with comfortable layouts will occupy the ground floor. Two bright 3.5-room apartments are planned for the upper floor, while an exclusive 4.5-room apartment is to be created on the top floor that extends over the entire floor and offers a unique living ambiance.

House B will feature the same range of apartments on the upper and top floors as House A. An open-plan layout is currently planned for the ground floor. This will allow flexible adaptation to the future owner’s individual living requirements – a particularly spacious residential unit, for instance. Internal access to the basement would also be possible. This would open up attractive opportunities for other uses, such as a private spa area, workshop, hobby space or utility room.

TIMEFRAME

Construction has begun; ready for occupancy by winter 2027/spring 2028.

Situation

The small village of Brail lies at 1,636 m above sea level and is home to around 100 people, making it both the highest and the smallest community in the municipality of Zernez.

The River Inn flows just downhill from the village. This mighty Alpine river passes through the impressive Brail Gorge and is popular for kayaking and canoeing in the summer. It nestles directly next to the Swiss National Park, which fascinates nature lovers and hiking enthusiasts alike with its unspoiled wilderness and impressive biodiversity.
Cultural heritage between bridge and church
The 600-year-old church of San Tumesch is a cultural highlight. Brail also forms the language border between the two Romansh dialects of Vallader and Putèr – marked by the symbolic border of the Punt Ota (High Bridge) that lies just outside the village, on the road towards Cinuos-chel.
Comfortable living, active lifestyle
In winter, the «Loipa dal Sulagl» (Sun Trail) links the villages of S-chanf and Brail – an insiders’ tip for cross-country skiing enthusiasts.

Brail also boasts a true culinary highlight: VIVANDA restaurant in «IN LAIN», which is an exclusive 5-star superior hotel, has been awarded one Michelin star and 17 GaultMilliau points.

The village of Zernez is just 12 minutes away by public bus. As a lively community centre, Zernez offers countless options for leisure, education and family life: there are schools, shops and a medical facility as well as an indoor swimming pool, a sports centre and a children’s ski lift.
