Asking prices in the Upper Engadin – an overview of the latest developments

As part of our regular market reports, we analyse the asking prices of the properties currently on the market in the region. We obtain the real estate data we analyse from the reputable Swiss consulting firm, Fahrländer Partner.

In the first quarter of 2025, we reviewed 80 property offers for which price information was available – significantly fewer than the 120 in the previous quarter. Many properties are advertised without any price information and therefore are not taken into account in our analysis.

The average asking prices per square metre are shown in the chart, sorted by municipality in ascending order with additional bars for the lowest and highest offers. A strikingly broad range of prices can be observed in almost all municipalities – this is particularly pronounced in St. Moritz. As in the previous quarter, the prices were highest in St. Moritz, followed by Celerina and Sils.
